Apply information from the Competitive Market Analysis that will determine a realistic offer

I will present your written offer to the sellers and negotiate on your behalf

The sellers will have the choice of accepting your offer as presented, rejecting it completely, or countering it.

I will communicate to you the seller’s response and, if necessary, suggest further negotiating options.

The Purchase and Sales Agreement

A accepted offer leads to a legally binding purchase contract.
Property Contingencies

As your experienced professional, I will go over all your options and carefully suggest the best offer contingencies we may want to add to your Purchase and Sales Agreement.

Financing Contingencies

I will protect the purchase of any property by putting in a financing contingency based on your specific needs. In the event some occurred that jeopardized your financing capabilities then you would be protected against the purchase of the property and your deposit would not be at risk. For example, you unexpectedly lost your job and no longer qualified for the loan amount.

Professional Home Inspections

You will hire an independent property home inspector who will thoroughly review the property with you to provide a written report for your review. This report will explore the structural integrity of the home and all it’s components. Depending on the type of property we may inspect wells, septic systems, test for radon, examine pools, the list goes on and on. I will advise the different types of property inspections based on the type of properties you are interested in.

Title insurance

Title insurance will protect your interests in the property.

This is completed by your attorney and is based on a search of public records that discloses whether any others have a legal claim to the property.

Insures you against loss due to certain title defects.

Appraisal

An appraisal provides independent confirmation of the value of the home.

Usually required by lenders.

Compares the value of the home to others of similar size, features and location.

Walk-through

A thorough walk-through will help you determine if the property is in the condition you expect.

Final closing

The final closing occurs at your Attorneys office

We will review all final documents and sign all necessary loan documents and seller(s) will sign title of property over to you, the new home owner.
